The Park Hotel Project

This 130 year old property, originally built in 1895 was once one of the most prestigious places to stay in the seaside town of Morecambe. With the decline in “staycations” over the last century, it led to the demise of this beautiful building and could no longer sustain itself as a hotel with the reduction in footfall.

In order to do this, a detailed measured build survey would need to be undertaken, in conjunction with a topographic survey, in order to fully understand the ornate details of the building and how it fit into it’s surroundings.

Project Scope

To produce a detailed measured building and topographic survey, sufficient to detail this historical building and allow a BIM model to be produced, following the survey work.

What We Did

As with all of our surveys, care in capturing the site data was paramount and for this we used a Leica TS16 Total Station and GPS unit along with a Leica RTC360 laser scanner to ensure that all of our readings were accurate and reliable.

Deploying two survey teams, external control was tied to the National Grid coordinate system via GPS (observed following Environment Agency Guidelines regarding control network observations) which then allowed both the measured building survey and the topo to be used relevant to nationally available flood mapping and easily fitted into Ordnance Survey master map files.

The land surveyors proceeded to map the external features of the plot using our TS16, ensuring that accuracy prevailed, and the MBS surveyor scanned the elevations and internal rooms of the building using the RTC360.

Once the fieldwork was completed, the data was processed using LSS and REG360 to undertake control calculations and confirm the required accuracies had been met. Once this element had been completed, final drawings where produced via drafting on AutoCAD.

CHALLENGES FACED & DELIVERABLES

Conveyancing! For all of those who have purchased properties in the past, we all know what a moving feast of documents and dates solicitors like to present us with, this project being no different.

Working with the client, we made sure that a degree of flexibility was maintained with the start date, knowing that once all the legals had been completed, we could commence the survey. This helped make sure that the survey was delivered as quickly as possible, without incurring abortive site costs, to deliver the outputs to the architects, allowing them to commence the design.
